FAQ
Questions buyers ask us
When should I book?
As soon as your offer is accepted. In New York City the inspection usually happens between the accepted offer and the contract signing, and that window is short. Our standard report arrives within 72 hours of the inspection, or 24 hours with rush.
Who does the inspection?
An independent home inspector licensed by the New York State Department of State, we arrange for you. Prime Edge does not perform the inspection; we price what the inspector finds. The inspector is named in your report with their license number.
Who prices the repairs?
An estimator with more than 10 years estimating large New York construction projects. Prices reflect New York labor, access, permits and the age of the city's houses, not national software averages.
Is the cost report a contractor quote?
No. It is a planning estimate given as a low-to-high range. Use it to decide what to fix first and what to negotiate. Get contractor bids before you commit to specific work.
How do I use the report in the negotiation?
Take it to your attorney. The negotiation worksheet puts near-term (P1 and P2) and planned (P3 and P4) totals on one page. Whether to ask for a price reduction or credit, and how much, is your decision with your attorney. The report gives you the numbers.
What if a finding in my inspection isn't priced?
Tell us and we'll price it free within one business day. That is our Every Finding Priced guarantee. We guarantee that every finding gets a price, not what a contractor will charge.
Does the report check city records?
Yes. Each report carries a public records snapshot pulled the day it is written: legal use on the city tax record, open DOB and HPD violations, the boiler inspection filing and the water service line material. Ask your attorney what any open item means for the purchase.
Is this an engineer's report?
No. A licensed home inspector does a visual inspection and we price what they find. If a finding needs a structural engineer to look at it, we tell you.
I already had an inspection. Can you still help?
Yes. Upload the inspection report on the Repair-Cost Report from your inspection page and we price every finding within 48 hours. If you order the Repair-Cost Report with inspection later, the fee comes off it, up to $395.
Do you inspect co-ops and condos?
Yes. The inspector covers the unit and its systems. Some buildings restrict buyer inspections; arranging access with the managing agent or board is the buyer's responsibility.
What about 5+ unit or mixed-use buildings?
Those fall outside residential home-inspection scope. Ask us for a price and we will tell you what applies.
Which areas do you cover?
All five boroughs: Brooklyn, Queens, Manhattan, the Bronx and Staten Island. Staten Island adds a $100 travel fee.
Should I attend the inspection?
We recommend it for the last half hour. The inspector can walk you through what they found while you are in the building.
How do I pay?
By card through a secure checkout link. For inspections, payment is due before the report is released.
Get your number before you sign.
Book as soon as your offer is accepted. You pay nothing until we confirm a time, and the priced report is due within 72 hours of the inspection.
