Terms of Service
Effective October 26, 2026
These terms are an agreement between you and Prime Edge Construction LLC, a New York limited liability company operating as Prime Edge Consulting NYC ("we", "us"). They cover this site and every order you place with us, and they include a limit on our liability in section 11. You accept them by ticking the box on our booking or order form.
1. What we do, and what we don't
We prepare the Repair-Cost Report: we read a home inspection report and price each finding as a low-to-high planning range, ranked by urgency, with the extras described on our site. We sell it two ways:
- Repair-Cost Report with inspection. We arrange a pre-purchase inspection by a home inspector licensed by the New York State Department of State, then price what the inspector finds. We choose and pay the inspector. The inspector works independently of the seller and the real estate agents.
- Repair-Cost Report from your inspection. You upload an inspection report you already have, and we price it.
We are not a home inspector. We do not inspect properties and we do not hold a home inspector license. The inspector decides what to inspect and what to report, and we do not direct or change the inspector's findings.
We are not engineers or architects, and the report is not a design. We price conditions as the inspector reported them. We do not make our own findings about a building's structure, safety, code compliance or the cause of a problem, and we do not prepare designs, calculations or specifications. The P1 to P4 ranking orders the findings for budgeting, based on what the inspector reported. When the inspector recommends a specialist, such as an engineer, we price that evaluation.
The report is not a contractor bid or an appraisal. It does not give the value of the property. We do not bid on, refer or perform repair work on a property we have reported on.
We keep our pricing independent. We do not pay or accept referral fees from real estate agents, lenders, contractors or anyone else with a stake in your purchase. Our fee does not depend on what the inspection finds or on whether you buy the property.
2. The inspection
For a Repair-Cost Report with inspection, we send you the inspector's written pre-inspection agreement with your confirmed time. You sign it with the inspector before the inspection, and the inspection is governed by that agreement: what is inspected, what is excluded, the report the inspector gives you and the inspector's responsibility to you. The inspector's duty is to you. Nothing in these terms limits the inspector's responsibility to you or adds to it.
The price you pay us includes the inspector's fee for the inspection. By ordering, you agree that the inspector may send us the inspection report so we can price it.
The seller's side usually arranges access and gives tenants notice. Please tell us about any building, co-op or condo approval the inspection needs, and check that the utilities will be on. If part of the property can't be inspected, the inspection and our report cover only what could be.
Add-on tests (termite, radon, sewer scope, oil tank sweep) are done by the inspector or a qualified provider the inspector arranges, under the inspector's agreement. If an add-on isn't available for your property, we tell you before the inspection and don't charge for it.
Buildings with 5 or more units, or mixed-use buildings, are quoted one by one. The quote describes the service, and these terms apply to it unless the quote says otherwise.
3. Ordering, prices and payment
Our prices are listed on the pricing page, with the rush fee ($250), the Staten Island travel fee ($100) and add-on prices. The price for your order is the one shown when you order. For a Repair-Cost Report with inspection, sending the booking form is a request. Your order is confirmed when we email a confirmed time and you pay through the secure payment link. For a Repair-Cost Report from your inspection, you pay by card at checkout when you order.
Payments are processed by Stripe. We don't charge a fee for paying by card. We don't currently charge sales tax on our services. If that changes, we will show it before you pay.
Credit toward an inspection. If you buy a Repair-Cost Report from your inspection and later order a Repair-Cost Report with inspection, we take what you paid for the first, up to $395, off the second. The credit has no cash value.
4. Turnaround
For a Repair-Cost Report from your inspection, we deliver within 48 hours, or 24 hours with rush. The clock starts when your payment clears. If the report you upload turns out to be incomplete or unreadable, we tell you right away, and the clock starts again when we have a readable copy. For a Repair-Cost Report with inspection, we deliver within 72 hours of the inspection, or 24 hours with rush. If we miss a rush deadline, we refund the rush fee.
5. Cancellations and refunds
Repair-Cost Report from your inspection. Email us to cancel. Until we email you that pricing has started, we refund you in full. After that, we don't refund the fee, but sections 6 and 11 still apply. If we can't do the work, for example because the report isn't a home inspection report or is for a property outside New York City, we refund you in full.
Repair-Cost Report with inspection.
- Cancel 24 hours or more before the inspection, for any reason, including a purchase that falls through: we refund you in full.
- Reschedule 24 hours or more before: free.
- Cancel or reschedule less than 24 hours before, or the inspector can't get in at the confirmed time: we charge a late fee equal to what the inspector charges us for the visit, up to $150. Your confirmation states the amount. If you cancel, we refund the rest.
- Once the inspection has taken place, the price is not refundable. That doesn't limit sections 6 and 11.
Refunds go back to the card you paid with, usually within 5 to 10 business days of our approval. If you think we charged you wrongly, please email us so we can fix it.
6. The Every Finding Priced guarantee
A finding is any condition the inspection report identifies as a defect, a deficiency, or something that needs repair, replacement, service or further evaluation. Items the report lists only for information, or as satisfactory, are not findings.
Every finding in your report gets a price. When a finding needs further evaluation, or a condition was hidden from view, we price the evaluation, and the likely repair range where one can fairly be given, and we say which is which. If you think we missed a finding, email us with the page or item number and we will price it at no charge within one business day.
The guarantee is that every finding gets a price. It is not a promise about what a contractor will charge, and it is not a refund promise.
7. What our prices are, and what they aren't
Each price is a planning estimate given as a low-to-high range, for the scope the inspection report describes, based on New York City labor, material and access costs on the date of the report. Actual costs vary with conditions found when work starts, the contractor you choose, the scope you agree, permits, building rules, timing and prices after the report date. Get written bids from licensed contractors before you commit to any work. Use the report alongside the inspection report and your attorney's advice, not instead of them.
8. Questions until closing
After delivery, you can email the estimator questions about any line in your report until you close on the property or tell us the purchase is off. We answer by email, usually within one business day.
9. Your part
- Give us accurate information about the property, the property type and yourself. The price depends on the property type.
- Upload only an inspection report you have the right to share with us.
- Don't use the site to send anything harmful, unlawful or not your own, or to interfere with how it works.
10. Using your report
The report is prepared for you, for your purchase of the property it describes. You may share it with your attorney, agent, lender, insurer, contractors and the seller's side of your transaction. It is written for you alone, and nobody else may rely on it. Our pricing, analysis and report format belong to us. The inspector's findings and photos belong to the inspector or to you, as your agreement with the inspector says. Nothing in these terms stops you from posting an honest review of us anywhere.
11. Limit on our liability
We prepare each report with reasonable skill and care. If we get something wrong, tell us and we will correct it at no charge.
Our total liability to you for anything arising from an order is limited to the amount you paid us for that order. We are not liable for indirect or consequential losses, such as a lost purchase or bargain, or repair costs that turn out higher than our estimate. These limits do not apply to our gross negligence, intentional misconduct or fraud, or to any liability that New York law does not allow a business to limit.
The inspector's responsibility for the inspection is set by the inspector's own agreement with you, not by these terms.
12. Disputes
If something goes wrong, please email us at [email protected] and give us a chance to put it right. You don't have to do this before going to court. These terms are governed by New York law. Any court case goes to the state courts in New York County or in the county where the property is. You can always bring a claim in small claims court if it qualifies.
13. Messages from us
You agree that we can email you about your order and contact you by phone or text about scheduling and delivery. We don't send marketing texts. Your order emails and these terms count as written notice.
14. Things outside our control
We are not responsible for delays caused by events we can't reasonably control, such as severe weather, utility outages, or a building refusing access. If one affects your order, we will tell you and offer a new time or a refund for the part we couldn't deliver.
15. Changes to these terms
We may update these terms. The version in effect when you placed your order applies to that order. Changes apply only to orders placed after the new effective date shown at the top of this page.
16. The rest
These terms and your order confirmation are the whole agreement between you and us. Our Privacy Policy explains how we handle your information. The inspector's pre-inspection agreement is a separate agreement between you and the inspector. If a court finds any part of these terms unenforceable, the rest still applies. You may not transfer your order to someone else without our agreement. We may transfer these terms to a business that takes over our service, and that business must honor them. Sections 6, 7, 10, 11 and 12 continue after your order is complete.
